Oh, by the way, Congrats on the upcoming closing.... I am looking forward to mine now.... as soon as it is done, I will be able to realize that I am about done with the landlord and the aggravations here.....just as soon as the necessary work gets done in the bathroom.....I can move in.... the upstairs ceilings can get done after the fact actually....

I was a property manager for 20 yrs. Isn't a lie out there I haven't heard! :lol: Total was slightly over 2500 apartments & 400 houses. When I left that, I sold all of my own apartments!! :old Some owners are not good clients. Many renters are not and sights I've seen when they left .... my, my, my!!!

My sister and B-I-L bought a house, moved out of their old one and had a contract with a well known, well respected management company to handle the rental of the old house. 3 years later they found out that the secretary at the management company embezzled the money and "took a vacation" to the carribean. The taxes hadn't been paid for any of the 3 years, the renters hadn't paid rent for over 8 months, the renters flooded the basement twice and never told anyone or fixed it, they had cut a hole in the wall between the bedrooms so the kids could just crawl thru the hole when they got scared. They were on hook for the taxes and with the downturn in the economy it forced them into bankruptcy. They lost the rental house and all of their savings.

That's a nightmare. But -- why didn't they figure out something was wrong WAY earlier?? No checks or auto deposits for rents, notices of non pay from mortgage co, etc.? Mgmt did no house checks for condition? Geesh! Next, I HOPE they sued the company as there are extremely serious legal issues with escrow & fiduciary accounts. In VA we have a lot of controls and audits for any real estate company.

Sorry to hear of their losses, which were well beyond money!

We did our final walkthrough, this evening. I didn't think to take any pictures but this one. I want to know who is swimming out there to get the rain water swamped paddle boat?

This is the first time I actually walked down to the pond. It's pretty peaceful I would say about 2 acres and teaming with frogs, turtles and fish. I counted 3 different turtle species and seen a few big bull frogs. The water is quite clear for a farm pond.

I was watching fish jump to catch insects and a big fish made a sizeable splash. Couldn't tell what kind of fish they were but hey it's fish. It's a very good sign to have a live pond and not a dead one.

I eventually want to put in a floating dock. Yep I really think I'll be hanging out down by the pond a lot, it was quite relaxing to me.

Actually our closing date got pushed to Thursday morning. Because in Illinois it's the sellers responsibility to pay for the title search but the buyer receives the title insurance. The seller has to pay off any leans against the property, first. The title insurance protects us, the buyer if the title company missed something. It's different here in Illinois.
