Most homes seem to be selling quickly here. Not looking, so prices unknown but have been told the market is up, in general. MTG rates low makes a good market, too.

The eviction moratorium has been lifted. I think a lot of repo’s will be hitting the market in the next 2 years. Our place was a HUD repo, we got it about $35,000 below market at that time.
I look at Zillow, prices have been hiked up $100,000 since last or two years ago. If it didn’t sell, they take it off the market for awhile, then Jack the price up. It’s insane.
Be patient, be ready to bid on a property and be ready to jump on it quickly.

The good news is that building materials futures are dropping. Still a bit high, but coming down. The wife is mesmerized by barndominiums

If you are thinking building your own house, look up cordwood homes. That’s my dream home. I want out of this double wide mobile home. Our 8 acres has enough big pines to cut and mill the posts and beams I will need. A neighbor whose property backs up to ours bought a sawmill. Gonna get started on cutting trees, milling beams and lumber this winter. Can cut, peel and use the branches too. I have a target date of 2 years. Also have red cedars here that will be utilized.
Don’t know where I’m going yet, but want to move closer to family. I’m thinking putting up a pole barn, flooring it and making a living space while we build. I figure 2 years for that. Husband is horrified. He said why not wait until he died, then I could do what I wanted to. I told because he’d probably live too long and I’d be too damned old to build a house. I’m 66 now, if all goes well, I’ll be 70 and in the house of my dreams. My poor husband will be 80.
So look up cordwood houses, there are some good books.

Years ago we built a log cabin but, used cedar as we have powder post beetles here. It was lovely but. Required a lot of outside work to keep it looking good. One of the reasons that farm was sold before DHs passing.

I want a hipped roof that extends to a 12’ porch all the way around it. That will keep the weather off.

We bought our 5 acres for around 300,000. It was not worth that much in my book but there is such limited housing around here and I needed my cows with me. the property didn't even have fencing! it was a nightmare the first few months, building barns and hooking fences. 3 years later its beautiful! Wouldn't have it any other way.

It doesn't help we have been thrashing mentally on where we want to end up.
