We've at least been in the 40s here during day. We've been 17-18 at night. No rain or snow so it's fine here

Biggest downside after doing some research is this will raise our taxes enough to notice. A few searches on Zillow and Redfin show that that what will be similar properties, with less acreage, are going for $550-600k. So I guess we will still have lots of equity. We cannot buy any property...

We have the pre-approval for the construction loan. Loan guy doesn't think there will be any issues or extras. We have pretty simple finances and mortgage was only debt. It will be nice to have a house without all the issues.
