Thanks everyone for the info, so many things to consider. At this point in time I'm getting ready to have it plowed so I can get planting. Feels like I'm so behind lately. I think I will have the roof fixed for now so possible leaks won't destroy the structure. One good thing about living in the 2nd driest state in the US, not much rain so I don't feel like I'm on borrowed time. Good news is I had my first water turn. Six hours for $15.00 and thats the entire season May 1st to Oct 31st on an alternating schedule 6 pm and then 6 am every 4 days. I scored a sump pump from a friend for $50 and it came with 330 ft of hose. Worked like a charm so I was able to get the fruit trees and the lawn well watered. :)
