I am currently selling my home in the city of Long Beach and looking at existing orchards in the Temecula/De Luz area of Riverside/San Diego counties.

There's a fire sale environment atm because of the drought and the fact that the water district cut all the farms back 30% - so there's a lot of owners that want out... land prices are very low... including unrestricted, well water supplied properties

Amazing how the bad majority drags down the good minority but who am I to argue with a good deal?
