Until you change to a tankless heater you can get more efficiency out of your old one by flushing it out at least every year. This removes the sediment that builds on the bottom of the tank making it more efficient.

To flush:

*Turn of gas or electricity to tank

*Turn off water to tank

*Take a garden hose and attach it to the drain valve at the bottom of the tank and direct it to a drain. (careful the water coming out will be HOT!)

*Open up drain valve.

*Open up vent valve near top of tank - this usually has a down pipe attached to it that almost reaches the ground. You just have to lift the little lever to let in the air.

*After tank is empty - shut vent valve and turn on water. Letting it run in the top and out the bottom for a few minutes.

*Shut drain valve and remove hose. Allow the tank to fill BEFORE turning on electricity or lighting gas. Switching on the electric with the tank empty will instantly burn out the heating element. Ask me how I know.

*Light the pilot light if you have gas.

Ready for another year!
