I received news today that the sellers have agreed to close on January 25th! Woohoo! Now I have to go out and get cleaning supplies. We plan to clean 25, 26, 27, and have our new furniture delivered on the 28th. Then our storage PODS will be scheduled for later that week. We will soon be very busy! My family hasn't seen the house yet, aside from in pictures. Mr. M's mom and stepdad came with us prior to purchasing, as step-FIL is a general contractor. My family will probably come up one of the weekend days to see it while we clean.

If the family comes while I'm in the middle of something, they are getting put to work! I like the way you think FEM. I can't wait to get some pictures for everyone. I will attach an aerial view of the property. There is an easement in the back pasture for the neighbor farmer to access his fields on either side. He is also the neighbor that currently hays the property. The front pasture (the current hay field) has full southern exposure. Would hate to lose the hay feature...but we have many garden and animal projects that would make haying the area difficult. This will take some careful planning.

I am having the most difficult time deciding where to put everything! The back pasture against the tree line is spoken for - hubby and his projects. I will have some of the back pasture before the easement, and the entire front pasture to play with. As a horse person, I hate the thought of losing any of that beautiful pasture! It will be broken up into veggie garden, fruit garden, orchard, chickens, and fenced pasture for a horse or two. We have 18 acres total. Approximately 10 acres in the front pasture, and 8 acres in the back.
My initial thoughts include a small shack of some sort along the main road. I would use this for (eventually) selling veggies, fruits and flower arrangements based on the honor system until we can establish a steady customer base.

Tomorrow is the day! We go to the walk through at 1230, and then the closing is at 2pm. Expecting some snow Monday/Tuesday when all of our stuff is suppose to be delivered. Step-FIL kindly agreed to trailer our JD gator up for us on Sunday. My parents are coming up on Saturday to tour the new house, and also offered to help with some cleaning!
Today I used an online tool that I would like to share with all of you. It is call a Web Soil Survey. You can type that phrase into Google, and the website from the USDA should appear. On the website, you type in an address, and then create an area to survey using the map lexicon. It will tell you the type of soil that is there, and its general composition. The different tabs at the top of the website allow you to learn even more about the mapped out area, with multiple drop down menus. The website isn't terribly difficult to use, but there are many components that can be confusing. I would be happy to help anyone interested in using it. Wow, so many things have happened since my last entry. We closed on the house on the 25th and met the sellers, who told us so many useful things about the property. Apparently, we are sitting on a goldmine of maple trees, which produce a massive amount of maple syrup every year. We learned about the neighbors, who all seem lovely! I can't wait to bake cookies and shake some hands. We also learned that the sellers use to raise pot bellied pigs and sold every piglet upon their arrival from as far away as CT and MD.
We cleaned our house from top to bottom, with the help of my parents and Mr. M's parents. We had our JD Gator trailered by Mr. M's stepdad on Sunday the 27th. Our PODS were delivered on the 28th. We spent our first (2) official night(s) in the house when we got snowed in from the 28th-30th. The furniture was due to be delivered in the Tuesday snow storm. I tried to reschedule, but to my shock and dismay, they absolutely refused to do so! We received about 6-7" of snow, which fell all day on Tuesday. It only picked up when the furniture movers had arrived. Go figure.
We had a flooring company come in and give us an estimate on new laminate floors to replace some ruined carpet and linoleum. They will be replaced on Feb. 13th&14th.
This week: our mattress arrives tomorrow; new appliances are being installed this Friday; and the cable/internet will be installed on Saturday.
We started unpacking the first POD on Friday Feb 1st, and finished unpacking it yesterday! Now our basement is stacked me-high with boxes waiting to be unpacked. Good grief! :th
