My Kubota is a 23 HP with front end bucket. Implements are quick change, it’s an add on feature. It’s 4 WD. Your wife is right, better to be over powered than underpowered. With no livestock that would be a good size. I wouldn’t go under 20 HP. Oversized lawnmowers would be inadequate.

Is this far from your current house? Always fun to move -- or not. I see a lot of grass mowing in your future!

Moving is a great motivation to declutter. Who I pay to keep/move this? Much easier to say no! Even DH purged a few boxes of his stuff when we moved!

Not sure, lot is not for sale, just going to pay attention.

About 20 miles from present location. We used a local company when we moved here, they were good.

The declutter I have been trying to get moving the past 4 years is going to happen in 2 months? The wife "is making a list".

actually, if you can pick up the neighboring lot at a reasonable price that would be sweet as then it gives you options for building a new place if you don't like the other one.

I immediately "saw":
1. extension of the front door stoop. Run it along the front, kinda like a veranda. Don't need a roof yet. But def a TREX deck.
2. Shrubs, low growing, next to the new deck.
3. Replace the irregular shrubs on the right (lower level) and make it a swooping interesting place of a variety of shrubs and pavers.
4. See that little scraped area of dirt down near the road off the driveway. Plant some of the same trees now, so that they have time to grow up to match the rest.

Questions cus I love RE:
1. Is that a metal roof?
2. Will you own the land behind the pool?
3. If so, what is the shed?

This was our home in Rochester NY back in the early 70's. As a teen, I liked the lower level.

I'm frugal and since we over paid for this place a year and a half ago, I'm always on the hunt for deals.

Last weekend at an estate sale, we bought, on the last day, a Kenmore Elite front loading washer and dryer, with matching pedestals, for $200. They work. They are from 2018, and the lady was downsizing as her hubs (younger than me!) has passed late last year. I have pics on my phone and will ul at some point.

In our area, Lowes and HD are clearing out large foundation plants. 50% off. We picked up two Pines for $59 each in perhaps 20 or 30 gal pots. This is the time we buy those large plants for our 2.6 acres.

I'm full in info on all this stuff and am sooooo excited for you!!!

Agree with the estate sale finds... Washer/dryers and fridges and freezers are often available... like the ones @murphysranch got. I have bought 3 freezers over the years at "sales" ... especially older ones with a few dings... at really good prices...most in the $100-300 range... and have 2 that are 20 plus years old with me... no telling how old they really are... chest freezers are often cheaper at sales since everyone likes the uprights... chest ones cost less to operate and "hold the cold easier"... take more floor space... trade offs.

Good luck with everything... hope the closing goes smoothly and things go along so that you can get moved in and settled before the cold weather and the holidays .....

Great ideas!

I am not an evergreen person, the one on the front I will be removing. Decking front and back are in next year's plans (Trex for the win!). Bushes to attract hummingbirds and butterflies are high on my list. The overall design I will let the property speak to me.

House is 20 years old, we are the second owner. Metal roof is 2 years old.

The scraped area is an embankment. On my mental list is to decide on ground cover for it.

Property goes back past the shed. It's a little utility shed, I may move it closer to house.

I got the leach field map from the county. Going to have to measure it out to make the final decision on garden location. However, I have my list started for trough gardens.
