well some good news, after a bajillion annoying phone calls from me and just as many from my agent, the holding company for HUD arranged to give us a 24hr extenson to get the contract in!
*huge deep breath*
managed to get it all sent off before 3pm guarenteed delivery by 3pm tomorrow, in otherwords itll make it jsut on time
WHEW!
this is almost as stressfull as public speaking!
gah!
so now we wait for them to get it, hope to whatever gods everyone prays to that everything is signed and dated where it needs to be and theres no mistakes in the contract (otherwise wed have to start from scratch again *ugh*) and that they sign it and get it to the people that need it and the rest of this moves smoothly along.
assuming the contract gets to where it needs to be and everything is signed right, next step is to get the utilities turned on and a home inspection...then the home inspection results get sent to me and a copy to the asset managment company and we go from there, if the inspector says theres no well pump i then have to have the asset company negotiate with hud about how we can fix that problem so i can have the well checked in order to close.
if all goes well and smooth, closing is within 45 days of contract being signed! so ill be calling wellsfargo first thing friday morning assuming the asset company doesnt call me to tell me i screwed up on the contract, to finalize the mortgage itself and get them what they need so noone can blame me for any hold ups lol.
i have no idea how we go about getting the utilities turned back on though lol.
im hoping whoever has to turn the utilities on will say "theres no well pump" and send it to the asset company so we can get it fixed even before the home inspection...
