The attorney gets $1,500 and yes the broker gets 6% unless it's property in which case they get 10%!

UGH! I NEED A BUYER!!! I need someone to buy my house to make this process easier. Yes, my mother says she'll put the loan of the property in her name until the house sell if necessary, but we're not certain she can do that. She's not sure she made enough of an income to get the loan. Co-signing with my husband may do the trick, but I'm really nervous! The seller of the property is moving forward with the sale process. We haven't received the contract yet, but I think we will soon. I don't want to lose it! :barnie

I've been going over the engineer's report and checking things off as I fix them. Light bulbs replaced, tree limbs trimmed, hole in the garage ceiling patched, leaking faucet fixed, central AC filter replaced, fireplace cleaned out and nonstructural cracks in the foundation filled. We have a mold specialist coming next week to clean the spot in the attic. My husband has a to do list and the poor guy will be completing a couple of those items each weekend.

I've advertised like crazy. Hung up fliers all over town, placed adds in newspapers and tomorrow my mother (my real estate broker) will be doing an open house. I just can't believe the deal fell through! I'm so bummed out! :th

FYI I've been getting a lot more response by listing and advertising the house for sale by owner than with my listing with a real estate agency. I've had 4 open houses and only 1 person showed plus 2 agents. A total waste of time! I've had one other person who was supposed to look with an agent and canceled last minute. But with my advertising for sale by owner I've had 6 phone calls! The first was the woman who's deal fell through. Hopefully the woman looking tomorrow will like it! :fl

In the meantime I just notified the seller's broker for the 3 acre parcel that the sale of my house fell through. The purchase of the land is on contingent with us selling our home, so the broker was bummed out to say the least. He says other people are looking and are interested. How do I know if he's telling the truth or if he's just talkin' smack? :hu
I asked that the seller give us a 120 days to close from the signing of the contract instead of the 60 days that we agreed on. He said he doesn't think he would, but like I said, I don't know if the broker is being truthful or not. :smack He said he'd call me tomorrow. :fl

I'm soooooooo tired of cleaning my house and trying to make it look like a show room every day! :he It's sooooooooo hard to do that with two young children constantly taking every toy they own out! :th

I can't wait till this is all over! I feel like I'm wasting my whole summer on this. I need to get to the beach more!

I hear ya on keeping a constantly clean house!

The first house I sold:

After a grueling open house Sunday (TX heat in mid August with two hairy hot St. Bernards to try to entertain for 3-4 hours away from home, you get the picture...) I came home and let my hair down, so to speak. Popped some (stinky) fish sticks in the oven, put on my jammies and kicked back with a beer. Low and behold someone knocks on my door. I open up to a family who knew they missed the open house but still wanted to see the house. Sure thing!! I gave them the full tour w/o my useless realtor around...(boy she was pisse* at me and even tried to make me feel stupid later for letting in strangers. :rolleyes: ) Two weeks later they (the strangers) bought the place.
