Oh my goodness, Oh my goodness...

so i just got back from my meeting with the mortgage specialist...and...
it looks like i might be able to be a home owner sooner than i thought.

given my information, credit score and other such nonesence...
he can see no reason why i shouldnt be aproved for either an FHA or any number of other conventional loan programs.
he said that they can get people with NO credit history aproved for mortgages so my limited history given my good credit score shouldnt be any problem what so ever.

the only thing with wells fargo is they only give pre-approval letters for an individual property...so...i have to go down there, find a property i want to put an offer in with then have the realtor give him a call, he then pulls the property info, taxes, defaults ect, crunches numbers and will send a pre-approval for the property.

so it looks like my spring trip is on, and i may be there longer than i thought if i can get some house looking in...

which means cinder gets to stay!!!

lol, now i just have to find one...
why is it when your looking just for fun theres like 50houses on the market in the area you want to be in in your price range...
but when you finally get someone to say "yeah we'll finance you" theres very little on the market LOL.

im currently planning my trip to the area for the last week of april, first week of may...(anyone familiar with eastern tn does this sound like a good time to get a general feel for the area?)
gonna make the trip down there worth while and spend at least a few days of the trip doing some looking at houses so hopefully by then there will be a few more options on the market.

this is very exciting, ive been wanting to do this for years!

Many many years ago I went to Nashville for Spring Break (I know, I know :hu ) and it was the beginning of April. It was a little chilly - we had to wear light coats but for the most part it was very comprable to CT at this time of year. Leaves were just starting to come out there whereas in CT it takes a little longer.

OMG...have a blast! I'd love to go back down that way again.

PS...still hasn't started to snow out my way yet.

well it snowed...
*grumble*

but thankfully, instead of the 3-5 inches they said we were going to get, we got barely an inch and its already melted on the drive and path...

im so ready for spring to wake up and kick winters butt...but aparently spring is staying in bed for a while.
the dogs were VERY confused this morning when they saw snow LOL.

oh well...

another slow day
another day of looking at houses online to see whats available...of course anything i see now will likley be sold by late april when i plan to head to TN to take a look see around...but still good to get a general idea of what im going to find in my price range.
(which is very small lol)

Im odd, i LOVE house hunting, and other than the expense i love decorating, the moving part is a little annoying but im going to see how much it would cost to have a company move me...you know, one of these groups that come in, haul all your big stuff, and your boxes, and then meet you there and unload it for you...

lol, i havent even found a house and im already planning the move...im silly.

My step dad and I drive around and pick out houses we want :D

4th and Circle, in Denver CO, has a property that takes up a full city block. It has a greenhouse as big as Auntie's house.

I want that one.

so many desicions to make...
been looking at houses all day and am realizing i either need to narrow down where im looking or im in for a long and very expensive trip in april...

looking at whats available i think ive rulled out the knoxville area, its pretty but im hearing chattanooga is a better city overall and has easier acess to nashville and atlanta which both have better flight options...
the ones up north seem to have better acess to lakes and waterways but there seemsto be more options in terms of affordable places in the south central tn areas (around the pulaski area)

i do know im looking for 2 or more acres and at least 2 bedrooms...
but i think im going to loose my mind trying to figure out where.

i think im going to price up flights to nashville and see if it would be cheaper to fly if i whent into nash and hired a car...
gas prices are 3.90 a gallon in my town today :(

i think this is all going to drive me mildly batty lol.

but in good news, my dad has said if i NEED it he would co-sign a loan for me...so in other words, if upon official pre-approval they decide they dont like me, i can add him and his good credit history as a back up...id rather do this alone...but at least ive got a little reassurance.

side note...my battery is dead so kitten pictures tomorrow...i know im horrible!
