I'll have a new lease written out before renting it again, with strict guidelines as to who and how many are allowed to reside there amongst other fine details. I'll not go through this again.
 
Or depending on my profit margin I'll just sell it and invest the cash. I'm working on the mathematics already. If I can't pull a profit out of it I need to get a good renter in there.

You could require the applicant pay for a criminal & financial background check. That would let you know pretty quick if you got a deadbeat applicant or not. And beside just requiring a criminal & financial background check would weed out the deadbeats from ever even starting the rental process to begin with.
 
Yes I have plans to do both criminal background and credit checks from this point forward.
 
And I just have to get something off my chest...this person is just incredibly stupid and selfish. Now that she has thoroughly trashed my house she has conned her son into getting preapproved for a loan for her to buy a house, but after 2 years of swearing she was buying mine when she gets her settlement, NOW it's a "piece of ****" and she wants to buy elsewhere. Plus she wants a 30 day extension to find her a place to buy. I'm pissed. And now she's playing the victim like I did this to her, claiming there were holes in the floor when she moved in. If I could put her ass out faster, I would.
 
Goodness, what a piece of trash. Sorry to hear you're having to deal with this :hugs Are you going to take her to court over the damage to your house?

This has turned into a circus, involving my other friends in a huge circle of he said/she said stupid childish drama. 26 days and counting down....what a headache!
